Asbestos testing and surveys

A lab result, not a guess, decides what needs removal. An MDH-certified inspector takes samples from the surfaces in your work area, and an accredited lab checks each one against Minnesota’s line of more than 1 percent asbestos.

Popcorn ceiling removal

Ceiling texture in older homes can hold asbestos, according to MDH. A positive sample means a sealed room, damp scraping straight into bags and a bare surface handed back for your drywaller or painter.

Older kitchen floor of small square vinyl tiles, a few lifted to show black mastic, with plastic sheeting along the wallsBasement heating duct and register boot covered in old white wrap

Floor tile and mastic removal

We test the tile, any sheet vinyl and the black glue as separate layers, since clean tile can sit on positive glue. The July 1, 2021 rule change put home flooring under the same state asbestos rules as everything else, for houses and buildings of up to four units.

Duct and furnace insulation removal

Ducts in older forced-air homes can carry white wrap and seam tape, and duct and furnace insulation are both on MDH’s list. Our crew removes whatever tests positive under negative air, ahead of a furnace replacement or duct changes.

Side wall of a 1950s house with some gray cement siding shingles taken off and stacked in thick plastic on a pallet, plastic along the foundation and a ladder against the wallEmpty room sealed for abatement, with the walls, floor and windows covered in clear plastic sheeting

Asbestos siding removal

MDH’s advice for cement siding in sound shape is to leave it be. If new siding, an addition or a teardown means the gray shingles or old roofing have to go, our crew pries them off whole wherever we can and wraps the stacks in heavy plastic.

Remodel and demolition abatement

Joint compound, plaster, window glazing and wall texture can test positive when a remodel opens up a room. Minnesota puts asbestos removal ahead of every renovation or demolition, and houses are not exempt from that order. We clear the affected areas so your builder or demolition crew starts on tested material.

Our price ranges cover hired labor, materials, containment, lab fees and disposal for typical jobs in Apple Valley, Rosemount and Empire. Expect the low figure for a small job with easy access, and the top for bigger areas, occupied buildings, second stories or extra air tests.

Our process

01

Samples and a site visit

Step one is a visit. You show us what the project will change, and an MDH-certified inspector cuts small samples from the materials in its path. When the lab answers, we walk you through each result and send a written quote covering only the positive materials.

02

State notice and containment

Regulated work can’t start until the licensed contractor has given MDH at least five calendar days of notice. On the first work day we build the containment, with plastic sheeting on every surface, a decontamination room at the doorway and a HEPA unit pulling air out so the space stays under negative pressure.

03

Removal, clearance and disposal

The crew wets each piece before it comes loose and packs it into sealed, labeled containers. Cleanup follows, then clearance air sampling, and the containment stays up until those samples pass. Every load leaves with a manifest that records its trip to a landfill accepting asbestos.

Homes in Apple Valley, Minnesota

About 3 in every 10 Apple Valley homes date from before 1980, and the 1970s alone built about a fifth of what stands today. Fewer than 1 in 10 homes are older than 1970. A 1970s house can still have textured ceilings, vinyl tile, wrapped ducts or cement siding, all materials MDH names, and only a sample shows which are present.

Apple Valley also has a large newer side. Close to half its housing was built in 1990 or later, more than 1 in 4 homes is a townhouse or another one-unit attached home, and renters occupy more than a quarter of the city’s occupied homes. If you rent out a townhouse or a house, plan on a licensed contractor for any regulated amount, because the state’s owner-occupant exemption stops at the owner’s own home.

Demolition permits in Apple Valley, Minnesota

Tearing down a building in Apple Valley takes a city demolition permit, and the city says every building must be inspected first. The inspector’s report and a copy of the completed MPCA demolition notification both go in with the application. We line up the inspection and the abatement so those papers are ready when you apply.

Frequently asked questions

Can a homeowner remove asbestos?

It depends on who you are and what the building is. An owner-occupant of a single-family house may do asbestos work there with neither a license nor the permit fee, though MDH’s strong advice, even then, is a licensed contractor. A landlord gets no waiver, and neither does the owner of a duplex or an apartment building. With more than a quarter of Apple Valley’s homes rented, that second part matters here.

How much asbestos makes it licensed work?

Measure what your project will disturb, not what is in the whole house, because each project is counted on its own. In a home, you need a licensed contractor once friable pipe material runs more than 10 linear feet, or once friable material on a wall, ceiling, duct or other surface covers more than 6 square feet. Material you can’t measure in feet or square feet has a limit of more than 1 cubic foot. MDH doesn’t regulate smaller amounts, but it warns that a job being unregulated doesn’t make it safe.

What happens if a remodel uncovers asbestos?

Stop there and call us. The surprise does not make it an emergency under MDH’s rules, and licensed removal still has to wait five calendar days after the notice is filed. That pause is the reason we sample before a single wall comes down.

What goes into the price?

We price each job only after the inspector’s results are back and we have walked through the space. The number then depends on the material, the square footage and the crew hours. Air monitoring and the landfill haul are already built in. The state permit fee is $35 for a small home job and 3 percent of the cost of the asbestos work for a bigger one.

How is asbestos waste handled?

We wet it, seal it in leak-tight containers and label it. Landfills accept asbestos only with a waste manifest, and you get copies of ours for your records.
